Fort Myers Award-winning Theory Design is creating the interior design for Seagate Development Group’s new furnished Monterey II model in the Isola Bella neighborhood at Talis Park. Isola Bella is an exclusive 4.5-acre enclave that features 17 luxury single-family waterfront homesites with spectacular water and golf course views. The homesites can accommodate custom estate residences from 3,500 to more than 5,000 square feet. Ten homesites remain available. Residences at Isola Bella are priced from the $2 millions. Priced at $4,350,000 furnished, the two-story, 4,577 square feet under air Monterey II model will present a coastal modern interior design style with intentional industrial elements throughout the home. Seagate’s previously sold Sonoma and Monterey models in Isola Bella also showcased interiors created by Theory Design. The Sonoma model was named recipient of CBIA’s 2020 Sand Dollar Awards in the Product Design of the Year – Single Family Homes $3,000,001 – $4,000,000 and Best Outdoor Living Area $3,000,001 – $4,000,000 categories.

The stunning exterior body and trim of the Monterey II will be presented in a Repose Grey tone with Caviar Black fascia, flashing, soffits, and gutters with a single-entry door and garage doors done in a stained dark walnut. Side lights will flank the entry door. The home’s Anderson 100 Series windows will feature black interior and exterior casings. The exterior finishes will play against the driveway’s Tri-Circle white/charcoal pavers. Black aluminum horizontal railings will line the pool deck at the rear of the home. The outdoor living and dining areas will include a see-thru fireplace with black trim, a cedar tongue in groove ceiling stained in a dark walnut tone, and a pool bath. The floor plan also includes a three-car garage.
Inside, the spacious, open concept first floor will feature a wide entry foyer that leads to an elegant sitting area and the great room. The great room and adjacent dining area will include pocketing sliders opening to the outdoor living area. The dining area will accommodate a dining table with seating for ten. A wet bar in the dining area will include a bar sink, ice maker, and cabinetry for storage. The kitchen will feature a large island with barstool seating for four and a spacious walk-in pantry and laundry room. The first floor will also include a VIP guest suite with a full bath and a walk-in closet.

Theory Design’s Vice President of Design Ruta Menaghlazi and Lead Designer Adriene Ged designed the interior for Seagate’s completed 5,760 square feet under air Oak Hill grand estate at Quail West. The Oak Hill was selected as Home & Design Magazine’s February 2021 Signature Home. Priced at $5,150,000 furnished, the Oak Hill’s clean-lined interior blurs the line between the indoors and outdoors. An organic color palette features warm white and soft canvas backgrounds with hints of green and black, including black window frames. The color scheme is anchored by light oak hardwood flooring. Numerous features bring the outdoors in, including a poolside trellised area and a shower in the master bath overlooking a garden. Floor to ceiling windows contribute to the model’s clean, organic feeling.
Ruta, Adriene, and interior designer Cynde Thompson created the interiors for three Seagate models at Esplanade Lake Club, a 778-acre resort lifestyle community being developed by Taylor Morrison. Priced at $2,350,000 furnished, the completed, 3,299 square feet under air Monaco model showcases a coastal beach style interior with a casually elegant feeling. The designers selected a color palette that features wall tones in various shades of white accented by soft tans and warm greys. The palette plays against ten-inch wide plank white oak hardwood flooring. Intriguing ceiling details are found throughout the home, including reverse soffit details with cove lighting in the great room and study. Theory Design is also creating the interior for a private residence being built by Seagate that will feature the Monaco floor plan.
Priced at $2,999,000 with furnishings and scheduled for completion this month, the Genova model includes 3,892 square feet under air and an outdoor living area measuring 1,058 square feet. The interior design for the Genova model offers a modern look that reflects a world travel style with art, fabrics, rugs, and accessories with global influences. Earthy colors with neutral backgrounds and textured wallcovering accents will play against natural oak flooring. Modern furnishings with lighter fabrics will include tribal and ethnic patterns.
Scheduled for completion in February and priced at $2,899,000 with furnishings, the 3,794 square feet under air Santorini model’s island modern design style reflects Santorini’s stature as Greece’s most beautiful island. Towering cliffs, deep blue and turquoise waters, whitewashed villages and dramatic views make Santorini a place of unparalleled beauty. The model’s color palette will capture the spirit of Santorini with white walls and ceilings that will play against navy blue, cobalt, turquoise and pale azure tones. The white ceilings will be stepped and trayed and include muted blue accents. The flooring will have a natural oak finish.
Ruta also designed the interior for Seagate’s completed Captiva model at Hill Tide Estates, a 9.98-acre gated enclave on the southern tip of Boca Grande. The three-level Captiva model is priced at $5,995,000 furnished and includes 4,865 square feet under air with 11,184 square feet under roof. Ruta’s interior design conveys a coastal feeling. Beige walls, blue and turquoise accents, and light oak flooring provide a connection to the community’s beachfront setting. Theory Design was named recipient of a 2019 Aurora Award for the Captiva’s interior in the Best Interior Design of a Home Priced over $2 million category. Seagate’s furnished Bal Harbour model is under construction and scheduled for completion in October 2021. Priced at $7,250,000 furnished, the three-level Bal Harbour model will include 5,198 square feet under air on the two living levels and will feature an interior created by Theory Design’s Senior Interior Designer Paula Myette. Paula’s design for the Bal Harbour will convey a relaxing coastal rustic modern style. The “at the beach” motif will be established by the home’s striking standing seam metal roof, Hardy-Board siding, and white shutters and railings. Inside, linen, white, and soft grey wall tones will be contrasted by grey, navy blue, and pear green accents. The palette will play against wire brushed white oak hardwood flooring and weathered finishes.
