Theory Design has announced that it is creating the interior for a custom beachfront home by Seagate Development Group in Miromar Lakes, Florida. It offers over 4,900 square feet of living space and accommodates three bedrooms, five-and-two-half baths, and an oversized two-car garage. The design features a clean-lined California coastal concept, exterior selections, a tier-style outdoor living area and an overall interior brought together by Outside Productions’ lifestyle-inspired landscape. This custom home also presents an architectural design by R.G. Designs.
The exterior debuts grey roof tile, a black railing and shutters, a white body and trim, black windows and a modern black front door with clear glass cutouts. From the drive entry and parking court, one will access the ground floor with a lower foyer to an owner’s workout studio and a private bath suite as well as a beach patio and a spiral staircase.
On the open-concept main floor, one will find white interior doors, black door hardware and wood flooring. One can walk directly into the grand room with a tongue in groove ceiling, an island kitchen, and a dining area with a wet bar or take detours to the second master suite, a guest bedroom, guest baths, two walk-in closets and a powder bath with a floating vanity. The gourmet-style island kitchen will be equipped with a coffee bar, a pantry, two dishwashers, a 36-inch column refrigerator, a 24-inch designer freezer and a 48-inch freestanding, gas-range stove. The farmhouse sink is a single bowl. Appliances will include Wolf, Sub-Zero and Cove. These accompany a Sub-Zero over-and-under bottom mount freezer at the wet bar. Cabinets will be backless for functional storage and in front of transoms. The outdoor living space debuts an island kitchen with slab-weathered graphite, a high-top bar, a countertop pizza oven, a gas Lynx grill with a ventilated hood, a U-Line refrigerator and an anthracite sink. A custom pool and spa with a fire bowl as well as a pool bath with a pedestal sink, a sun shelf, planters and a covered lanai with artificial turf complete this picturesque space.
The second living level starts with his study on one side of the hallway and a piano room on the other. These are followed by a laundry room, a third dishwasher that is panel-ready at a U-Line-beverage-center-equipped morning bar, his and her walk-in closets, his and her baths, and a master suite, which grants access to a paved privacy deck/balcony with stepping stones from either side. Her bath will feature a soaking tub, a Rain showerhead and white cabinetry, while his bath will present a walk-in shower and dark cabinetry for contrast.
This custom home is slated for completion in Fall 2022.
Additionally, Theory Design created the interior of a custom home that Seagate Development Group recently completed at Esplanade Lake Club. The custom kitchen is adjacent to the great room and has been extended to the dining area. This custom floor plan also includes a powder bath, a guest bath and a den/entertainment getaway area – which offers comfort lounge seating and access to the outdoor living space.
In the entry foyer, one will find custom-painted porcelain tiles. Upon entering the great room, this flooring shifts to 10-inch-wide oak wood – which is carried throughout the living space and installed in unique layers to define each area. A custom tray ceiling has the same oak as the floors, while a custom entertainment wall holds a television and an entertainment unit as well as a wall niche for custom artwork.
The custom kitchen has been extended for further display and storage of keepsakes as well as treasured travel collections. Clean-style, custom cabinets with a rich espresso wood finish, custom quartzite countertops and a full-height backsplash complement a custom oak-trimmed kitchen hood. The wet bar accommodates a built-in, pop-out-style coffee and espresso bar. All the plumbing fixtures are in a dark bronze finish, along with matching light fixtures and ceiling fans. There are wood plantation shutters in the front of the home.
The outdoor living area – lined with natural stone pavers and waterline tile – has a tongue-in-groove tray ceiling with wood-toned nickel gap and large bronze ceiling fans. A built-in, custom kitchen is equipped with a grill and an outdoor beverage center. There is even a custom storage cabinet in the pool bath. The master bedroom – with large windows and French doors – debuts a custom-built platform bed. The headboard is attached to the wall, and additional storage can be found under the bed. Meanwhile, the walk-in closets in this home are completely customized with built-ins and organizational systems. The master bath accommodates dual vanities as well as a large walk-in shower with safety rails and fold-down seats, a walk-in tub and custom wood plantation shutters. The powder bath offers a custom cabinet as well as bronze sconces and fixtures.
Last month, Seagate broke ground on a Talis Park custom home with an interior by Theory Design. With 3,900 square feet of living space, it presents a gray and white exterior as well as black accents. This includes iron double doors, black shutters and windows, and white and charcoal pavers, among other finishes. A feature pool with LED bubblers and stepping stones, along with plantings for textural contrast, complete the exterior.
Beyond the entry doors, one will find a grand foyer that leads to a great room. This is off an island kitchen with a wet bar and a dining area. Other features include a wine room, a pantry with a second refrigerator, a powder bath, and a VIP guest suite that completes the first living level. Light-wire-brush-style, European couture oak flooring and polished-chrome-finished door hardware will be found throughout the home. Some of the home’s most distinct features include a future generator pad, a whole-house central vacuum system and a pot filler that will act as a waterspout for dogs. The two-level outdoor living area unveils a covered lanai, an infinity-edge pool, a waterwall feature, a spa, a sun shelf, a pool terrace with a LED bubbler trough, and a pool bath as well as a lower terrace with a firepit. An outdoor kitchen in a dark finish completes this space.
Upon taking the elevator or stairs to the second floor, one will find the remaining guest bedrooms and baths, a morning bar and a master suite with a sitting area that leads to the large sundeck. A flex/loft space is just off that sundeck.
This custom home will be complete in 2022.
