Southwest Florida is no stranger to tropical landscapes, waterfront properties and resort-lifestyle destinations. Therefore, artisans must understand how homeowners envision their future oasis to create a one-of-a-kind residential design that uniquely defines a coastal-style interior and capitalizes on its natural surroundings. That’s exactly what Theory Design’s Vice President of Design, Ruta Menaghlazi, and Designer, Emily Mastropietro, are doing with Seagate Development Group’s upcoming custom home in Esplanade Lake Club.

This single-story residence, based on Seagate’s Genova floor plan, will accommodate nearly 3,900 square feet of living space. With a classic dark gray flat-tile roof, white corbels, gray shutters and graphite garage doors, the soft gray exterior will serve as an introduction to the tropical retreat residence without distracting from the incredible views of recreational Lake Como. The home’s light and airy interior will be consistent with that sentiment – main living spaces with a sharp focus on the outdoor living area, along with complementary sanctuary-style rooms that enhance the water views in their own way.

It will all start at the entry – beyond glass double doors with rich wood frames that will launch lakefront views. The foyer will feature two sculpture/art niches. A blue onyx-style large slab insert serves as a centerpiece greeting, surrounded by European white oak flooring that will draw everyone further into the space and begin to blur the lines between indoor and outdoor living. The white oak flooring will be carried into the grand room with a beamed tray ceiling that will mimic the media wall, along with ample comfortable seating that will invite homeowners and guests to gather and enjoy lakefront living. The adjacent gourmet kitchen will accommodate an expansive quartz island and a 36-inch-high bar top, full-height backsplash, white single-bowl sink, as well as Thermador appliances, including double wall ovens, a refrigerator, an upright freezer and two dishwashers. These selections will reflect the natural light that will shine through the pocketed sliding-glass doors and the sparkles of sunlight on the crystal blue water – bringing enviable outdoor elements to the interior. Guest entertaining will be carried into the dining area with a soffit-lit wine bar – including an elegant wine cellar and refrigerator design – that will guarantee that no one will ever go thirsty.

The split floor plan will offer long-term privacy without sacrificing the lake landscape. All baths will be accented with decorative marble in shades of grays, beiges and blues for a true channel to the coastal surroundings. The VIP guest suite and owner’s bedroom –which will include an expansive sitting area – will both open to the outdoor living area. The spa-like master bath retreat will feature two water closets, a walk-in shower and soaking tub for complete peace and quiet.

Saving the very best for last, the outdoor living area will call homeowners and guests closer to the main community attraction, Lake Como, with an outdoor kitchen and ample space for dining and gathering around a stone-cladded gas fireplace. Swimming and the ultimate level of luxurious relaxation will be found in the custom pool with a sun shelf bubbler and raised spa.

CORE RESPONSIBILITIES

  1. Work closely with Designers’ and Design Assistants.
  2. Procurement of furnishing, fixtures, fabric, wallcoverings and equipment and research on sourcing products for multiple projects.
  3. Heavy phone calls to follow up on orders, shipping, delivery dates, etc.
  4. Preparing purchase orders and entry into Design Manager software
  5. Matching invoices with purchase orders and delivery tickets.
  6. Assist with maintaining client, subcontractor, supplier, and vendor files.
  7. Plan, schedule, and forecast procurement activities
  8. Purchase general and specialized materials as directed by designers, and subcontractor services for construction projects.
  9. Review plans, specifications, and contracts to ensure the correct materials and subcontractor services are ordered and/or purchased.
  10. Maintain project files for multiple projects.
  11. Invite estimates, consult with suppliers, and review quotations with design team.
  12. Determine or negotiate contract terms and conditions, award supplier contracts or recommend contract awards as directed.

REQUIREMENTS

  1. Must be able to multi-task and work well under pressure.
  2. Must be able to relate and coordinate with the finance department project funding needs on a weekly basis.
  3. Must know how to create reports in MS Excel and understand the Schedule of Values and budgets.

EDUCATION & SKILLS

  1. Must have knowledge and purchasing background
  2. Must have some accounting knowledge
  3. Ability to learn or have experience working with Design Manager software is a Plus!
  4. Must have at least 2 years’ experience in general furnishing purchasing duties.
  5. Must have computer literacy, including strong experience in MSWord, MS Excel (spreadsheets, pivot tables, etc.). Design Manager software experience is a plus.
  6. Ability to work under deadline situations and respond to changes in priorities.
  7. Good written and verbal communication skills
  8. Strong organizational skills a must, the ability to work independently with strong multitasking abilities.
  9. Knowledge of the project structure in a client/consultant business environment.
  10. Interior Design knowledge is required.

The Warehouse Coordinator must be able to work closely with administrative staff and designers and provide a first-class experience to clients via attention to detail and outstanding problem-solving skills.

CORE RESPONSIBILITIES

The Finance Manager directs and supervises the complete accounting system and financial function of the design firm. This includes charges, billing, A/R, cash receipts, collections, A/P, payroll, general ledger, forecasting, budgeting, internal controls, and audits.
 

  1. Ensure updated and accurate financial records.
  2. Responsible for Accounts Payable and Accounts Receivable.
  3. Oversight of furnishing purchases.
  4. Oversight of all orders.
  5. Preparing purchase orders and entry into Design Manager software.
  6. Assist with maintaining client, subcontractor, supplier, and vendor files.

Renovation Design

We understand that your renovation project, regardless of the size of that project, can become a daunting and frustrating task. Theory Design will be there to guide you through the process from the initial planning stage, product selections, as well as coordinating with the contractor. Your experience will be a much smoother process with our design coordination. We understand the hurdles that can arise in the middle of a renovation including delays with unexpected site conditions. We realize there could be possible design alterations and are prepared to offer solutions to avoid delays and cost overruns.

Residential Design

The Theory Design team will get involved early in your home design process. We get to know you, your lifestyle, your budget and your style to create a Design Concept. We then collaborate with you, your Architect and Builder as well as the Landscape Designer to create a functional plan that reflects the Design Concept. We create your color scheme and interior details. We select and specify every element of your home down to the smallest detail. Theory Design is engaged in the process of designing your home from start to finish.

Interior Design Assistant
