Theory Design and its growing team of talented professionals are bringing life to the Bal Harbour model at Hill Tide Estates, a gated luxury beachside community on Boca Grande by Seagate Development Group.

Vice President of Design, Ruta Menaghlazi, and Senior Interior Designer, Paula Myette, conceptualized the three-story residence according to the rich flavor of the picturesque location and the island’s rich history of tarpon fishing as well as deep-water adventures. They worked with Seagate, architect R.G. Designs and other key partners to create over 5,100 square feet of living space with a unique coastal design variation with tropical retreat landscaping. The interiors encompass a holistic approach that emphasizes indoor and outdoor living and entertainment.

The Bal Harbour blends a coastal, rustic, yet modern, look and experience from the start, with exterior features like a gray metal roof, white brackets and windows, and black shutters for a classic contrast. The connection to the outdoors is further enhanced as you walk through the door. The color palette is neutral with accents of marine blues and natural green hues. This includes crisp navy-blue cabinetry in the kitchen and bar as well as the laundry room. The denim-blue area rug, plush throw pillows and seaside-hued art bring this color scheme to life. These, along with accessories from surrounding natural elements, are further complemented by relaxed upholstery furnishings. These carefully selected finishes give the home timeless touches that celebrate the abundance of natural light.

A massive chandelier in the Bal Harbour’s three-story entry is the first of many subtle statement pieces that welcomes guests and then rewards them with the impact of breathtaking views. The open staircase provides the illusion of floating on air, especially when it is enhanced with an expanse of sunlit windows across the front and rear of the home.

The living spaces are blended with contrasting elements, such as ebony cabinetry for contrast, and complemented with softer tones, such as blue, gray and linen. The finishes and color palette create a streamlined flow of the Bal Harbour model. This home features an open plan for entertainment and features a well-equipped kitchen, great room and bar area with pocket sliding doors that expand the living space to the outdoors.

Breezy sheer drapery, coastal-centric abstract art, relaxed cozy furnishings in linen white fabrics as well as beach-inspired fixtures and accents make the home a luxurious retreat that is comfortable for everyone.

“The Bal Harbour can be defined as approachable luxury. Anyone can connect with this design and easily add to a space like this to make it their own. When you walk through the door and explore each space, you’ll say, ‘I want to live here,’” said Chris Hensley, Vice President of Theory Design.

The Bal Harbour model includes four bedrooms plus a study, four-and-two-half baths, and a three-car garage.

Theory Design is also creating the interior for Seagate’s furnished Beacon, Cape Romano and Sunny Isles model homes at Hill Tide Estates – some of the last opportunities to own homes in this incomparable community. Its current portfolio also includes Seagate’s custom and model homes in Isola Bella at Talis Park, custom homes at Esplanade Lake Club and upcoming projects at Quail West.
