Theory Design announced Vice President of Design Ruta Menaghlazi has completed the preliminary interior designs for Seagate Development Group’s Oak Hill and Streamsong furnished grand estate models at Quail West.  Both models are currently in permitting.  Construction of the Oak Hill residence is expected to begin this month.  The Streamsong is scheduled to start during first quarter of this year.  Both models feature designs by Rich Guzman at RG Designs and custom landscaping, outdoor living areas, and pools by Outside Productions.

The Oak Hill model will include 5,646 square feet under air plus an outdoor living area featuring an outdoor kitchen with an island bar and dining area, a conversation area with a fireplace, a pool with sun shelves, a pair of palm trees, six bubblers, and a raised spa, and a trellised area with a fire pit.  Visitors will be greeted in a parlour with tall windows overlooking the pool and spa.  A dining area with a glass-encased walk-in wine room and a bar will be situated between the parlour and the great room and double-island kitchen.  The great room will open to the outdoor conversation area.  The plan includes three guest suites, two of which open to the outdoor living area.  A study with built-in storage will also overlook the outdoors.  The owner’s bedroom will feature a sitting area with sliders that will open to a private covered patio.  His and her walk-in closets and a morning bar will be positioned in a hallway leading to an owner’s bathroom with his and her vanities and water closets.  The bath will also feature a walk-in shower and a free-standing tub.  The plan includes a four-car garage.  Captivating ceiling designs will be found throughout the home.

Menaghlazi has created a clean-lined interior for the Oak Hill model that is focused on blurring the line between the indoors and outdoors.  Her organic color palette will feature warm white and soft canvas backgrounds with hints of green and black, including black window frames.  The woodsy color scheme will be anchored by light oak hardwood flooring.  Numerous features will bring the outdoors in, including a stunning poolside trellised area and a shower in the master bath with windows overlooking a garden.  Floor to ceiling windows will contribute to the clean, organic feeling of the interior design.

The foyer’s see-through view of the spa and pool deck will establish the Oak Hill’s connection to the outdoors.  The ceiling in the foyer and parlour will feature a reverse soffit with backlighting and a tray detail.  A conversation area with four chairs and a cocktail table will be positioned adjacent to the walk-in wine room and provide a place to enjoy the view.

The dining room will also provide views of the outdoors and a bubbler water feature.  An island bar will feature floating shelves set in front of a window, a bar sink, pendant lighting over a quartzite counter, and an undercounter refrigerator and ice maker.  Three tall windows will offer views of the landscaping at the front of the home.

The great room will accommodate a seating area with a sofa, end tables, a cocktail table, and four side chairs.  A built-in media center will grace the feature wall.  Pocketing sliders will open the space to the outdoors.  One island in the kitchen will offer seating and feature pendant lighting fixtures.  A second island will provide a food preparation space.  As planned, a Thermadore appliance package will feature paneled fronts.  Another floor to ceiling window will connect the kitchen to the outdoors.  A butler’s pantry will be located off the kitchen.

Situated off the foyer, the study will also feature a window with black trim as well as a reverse soffit ceiling with rope lighting.  The connection to the outdoors will continue in the master bedroom where sliders will open the sitting area to a covered patio.  A hallway with a morning bar and two large walk-in closets will lead to a master bath with dual water closets, a walk-in shower with rain head and hand-held fixtures, a free-standing tub, and dual vanities.  A large window in the shower will provide a view of a walled garden.

The Streamsong will feature 5,295 square feet under air and a 1,191 square foot outdoor living area.  The exterior of the home will include a covered entry sequence lined by columns and a series of planters.  Double doors will open to a foyer and a grand reception room adjacent to the great room.  The great room will open to a covered lanai with a fireplace, an island kitchen, and conversation and dining areas.  Inside, the great room will anchor a space that will include a dining area and a double-island kitchen.  A hallway overlooking a garden courtyard will lead from the living area to a clubroom and three guest suites, each of which will have a full bath and one of which will open to the outdoor living area.  A study/office is located at the opposite end of the hallway, just outside an owner’s suite that will include a vestibule, a bedroom that will open to the outdoors, two walk-in closets, and a bath with his and her water closets, his and her vanities, a free-standing tub, and a walk-in shower.  Other features include a powder bath, a pool bath, a drive-through portico, a three-car garage, and a one-car garage with a storage space.

Menaghlazi has created a Coastal California Cottage design for The Streamsong that will feature airy white-toned backgrounds with soft blue and grey accents and white oak hardwood flooring.  Tray ceilings with clean-lined tongue-in-groove will be found throughout the home and contribute to the Coastal California look.  A double-door front entry will open to a foyer that will introduce a grand reception space with a conversation area and windows overlooking a landscaped courtyard.  The expansive great room will open to the home’s outdoor living area.  A glass-encased walk-in wine room will be situated between the great room and a dining room that will accommodate a table with seating for ten.  Cabinetry in the dining room’s built-in bar will feature glass door fronts and stacked end cabinets with shelving.  The bar will include a stainless-steel French door refrigerator and icemaker.  Double doors will open the dining room to the outdoor dining area.  The outer island in the kitchen will include counter-height seating and pendant lighting.  As planned, the kitchen cabinetry will be white toned and play against quartzite countertops.  The gourmet kitchen will include stainless-steel SubZero and Wolf appliances, including a 30-inch refrigerator, a 30-inch freezer, and a 48-inch gas range and oven.  A stainless-steel vent hood will be flanked by windows.

The Streamsong’s owner’s wing will provide a private retreat while maintaining the home’s connection to the outdoors.  A perfectly sized study will offer views of the landscaped courtyard and a terrace with a fire pit.  A vestibule in the master suite will feature a morning bar with an undercounter refrigerator.  The spacious master bedroom’s sitting area will open to the terrace.  A hallway leading to the master bath will be flanked by walk-in closets.  The bath will feature dual water closets, dual vanities, a walk-in shower with rain head and hand-held fixtures, and a free-standing tub.
