Seagate Development Group poised to celebrate fifth anniversary
In early 2015, a new company burst onto the Southwest Florida real estate scene with its announcement that it was initiating development of a new community in North Naples. The new company was Seagate Development Group. The new community was Windward Isle, a gated enclave of 28 single-family luxury homes at a coveted location just south of Orange Blossom Drive on Airport-Pulling Road in North Naples. Seagate also announced it had been named a Preferred Builder of grand estate homes at Quail West, one of the region’s premiere gated golf course communities.
While those two announcements were significant and created a seismic shift within Naples’ luxury home market, Seagate made it clear it intended to become one of Southwest Florida’s leading full-service commercial and residential development and construction and commercial property management companies and has successfully assumed a significant presence in the residential, commercial, and property management sectors in less than five years. The company will celebrate its fifth anniversary next March. Commercial and residential real estate development and construction are provided by Seagate Development Group, a licensed Florida contractor. SW Management and Realty, LLC, a related licensed entity, provides commercial property management and brokerage services. Seagate’s development, construction, management, and brokerage services are readily available to third parties.

Seagate’s approach has resulted in significant achievements and an increase in its number of employees from 12 in 2015 to 48 today. The company currently has projects worth more than $100 million under contract and is building a new two-story, 13,000 square-foot corporate headquarters strategically located between Fort Myers and Naples. The new Seagate office building is on schedule for completion in first quarter 2020 and will provide a working environment that fosters and enhances creativity and productivity. Just four buildable home sites remain available for purchase at Windward Isle and four furnished model residences are available for viewing and purchase. The community was named recipient of the prestigious 2019 Aurora Awards’ Residential Community of the Year award. Six grand estate homes have been sold at Quail West and two new furnished grand estate models are under construction.
In 2016, Seagate announced it was developing Hill Tide Estates, a 9.98-acre gated community on the southern tip of Boca Grande and the only site on Boca Grande that overlooks Boca Grande Pass, in concert with BCB Homes. Today, two model homes, including Seagate’s award-winning Captiva model, are open for viewing and purchase and additional models are in development. Eight home sites priced from the $2-millions remain available. Seagate was presented the prestigious 2019 Aurora Award for the Captiva model in the Best Single-Family Detached Home Over 4,000 Square Feet category. Theory Design was named recipient of an Aurora Award for the Captiva’s interior design in the Best Interior Design of a Home Priced over $2 million category.
By 2017, Seagate had been named a Preferred Builder at Miromar Lakes Beach & Golf Club, an award-winning community being developed by Miromar Development Corporation just north of Naples. Seagate’s Sabbia model in Miromar Lakes’ Sardinia neighborhood continues to draw record homebuyer traffic. The three-level, 6,227 square feet under air lakefront residence was named recipient of the 2019 LBIA Superior Home Award. Seagate will begin construction of its furnished Burrata model in Miromar Lakes’ Ancona neighborhood by the end of this month.
In 2018, Seagate announced it is developing Isola Bella, an exclusive 4.5-acre neighborhood of just 17 single-family waterfront home sites at Talis Park in North Naples that is situated immediately adjacent to the community’s Grand Piazza that showcases the iconic Great Lawn and the award-winning Vyne House clubhouse. Site work and infrastructure installation have been completed and two furnished models are under construction and a third is in development.
In November 2018, Seagate ensured the creation of design consistency throughout its brand with the formation of Theory Design, a Seagate Development Group company that designs the interiors for Seagate’s model homes, third party luxury homebuilders, and end-user clients. Award-winning interior designer Ruta Menaghlazi serves as Theory Design’s Vice President of Design, while Vice President of Design Operations Jenna Kowalczyk is responsible for all aspects of new business development and day to day business operations.
Seagate has continued to expand its position in the Southwest Florida luxury home market in 2019. Taylor Morrison selected Seagate as the exclusive custom homebuilder at Esplanade Lake Club, a new 778-acre gated resort lifestyle community being developed by Taylor Morrison that is positioned on a 352-acre lake. Custom homes by Seagate will be built on 11 of the community’s most exclusive lakefront home sites. Six open-concept plans ranging from 3,136 to over 4,100 square feet are included in Seagate’s offering. A furnished model featuring the Monaco floor plan is under construction.
In addition to its development and model home construction activity, Seagate has completed custom end-user residences at Renaissance in Fort Myers, Miromar Lakes, and Hill Tide Estates and is building custom homes in Windward Isle and at Talis Park. Remodeling projects are underway in Estuary at Grey Oaks and Pelican Bay, Quail West, the Shadow Wood community, in Miromar Lakes, and on Boca Grande.
Seagate’s Commercial Division has developed, built, or managed the construction of significant new-build, remodel, and fit-out projects for some of Southwest Florida’s leading companies, including Gartner, Inc., Emcyte Corporation, TerraSmart, Southport Truck Group, CubeSmart, and NeoGenomics. Seagate is currently managing the construction of NeoGenomics’ new 150,000 square foot campus that is one of Southwest Florida’s largest commercial development projects. The project is scheduled for completion in fourth quarter 2021. Other commercial projects currently in progress include the development and construction of Conditioned Air’s new 52,710 square-foot corporate headquarters scheduled for completion in second quarter 2020, construction of Emcyte Corporation’s new 11,197 square-foot office building that is expected to be completed first quarter 2020, and the development and construction of CubeSmart’s 90,000 square-foot University Storage facility that will be completed by the end of this year.
Seagate’s Commercial Division has also provided tenant improvement and consulting services to a variety of clients including Kitson & Partners, Babcock Ranch, The Home Depot, NeoGenomics, Florida Cancer Specialists & Research Institute, Gartner, Inc., Diamond Tours, Inc., Cintas, and Emcyte Corporation. Seagate’s property management portfolio now includes 1.5 million square feet under management.
