Fort Myers Theory Design’s Vice President of Design Ruta Menaghlazi and Lead Designer Adriene Ged designed the interior for Seagate Development Group’s previously sold furnished Oak Hill grand estate model at Quail West. The Oak Hill model’s stunning interior design was selected as Home & Design Magazine’s February Signature Home. The residence features an architectural design by RG Designs, and custom landscaping, an outdoor living area, and a pool designed by Outside Productions.
The Oak Hill residence includes 5,760 square feet under air plus an outdoor living area featuring an outdoor kitchen with an island bar and dining area, a conversation area with a fireplace, a pool with sun shelves, six bubblers, and a raised spa, and a trellised area with a fire pit. A parlour overlooks the pool. A dining area with a glass-encased walk-in wine room and a bar is situated between the parlour and the great room and double-island kitchen. The great room opens to the outdoor conversation area. The plan includes three guest suites, two of which open to the outdoors. A study also overlooks the outdoors. The owner’s bedroom features a sitting area with sliders opening to a covered patio. Walk-in closets and a morning bar are positioned in a hallway leading to an owner’s bathroom with his and her vanities and water closets. The bath also features a walk-in shower and a free-standing tub. Captivating ceiling designs are found throughout the home.
Ruta and Adriene’s design for the Oak Hill model’s clean-lined interior blurs the line between the indoors and outdoors. An organic color palette features warm white and soft canvas backgrounds with hints of green and black, including black window frames. The color scheme is anchored by light oak hardwood flooring. Numerous features bring the outdoors in, including a poolside trellised area and a shower in the master bath overlooking a garden. Floor to ceiling windows contribute to the clean, organic feeling of the design.
The foyer’s view of the spa and pool deck establishes the Oak Hill’s connection to the outdoors. The ceiling in the foyer and parlour features a reverse soffit with backlighting and a tray detail. Four chairs and a cocktail table are positioned adjacent to the walk-in wine room and provide a place to enjoy the view.
The dining room also provides views of the outdoors and a bubbler water feature. An island bar features floating shelves set in front of a window, a bar sink, pendant lighting over a quartzite counter, and an undercounter refrigerator and ice maker. Three windows offer views of the landscaping at the front of the home.
The great room accommodates a seating area with a sofa, end tables, a cocktail table, and four side chairs. A built-in media center graces the feature wall. Pocketing sliders open the space to the outdoors. One island in the kitchen offers seating and feature pendant lighting fixtures. A second island provides a food preparation space. The Thermadore appliance package features paneled fronts. A butler’s pantry is located off the kitchen.
The study features a window with black trim and a reverse soffit ceiling with rope lighting. The connection to the outdoors continues in the master bedroom where sliders open the sitting area to a covered patio. A hallway with a morning bar and walk-in closets leads to a master bath with dual water closets, a walk-in shower, a free-standing tub, and dual vanities. A window in the shower provides a view of a walled garden.
Theory Design is also creating the interiors for Seagate’s new furnished models at Esplanade Lake Club, Talis Park, and Hill Tide Estates on the southern tip of Boca Grande. Ruta, Adriene, and interior designer Cynde Thompson have completed the interiors for Seagate’s Genova and Monaco models at Esplanade Lake Club. The models are open for viewing and purchase at the gated 778-acre community being developed by Taylor Morrison. The designers are also creating the interior for Seagate’s furnished Santorini model that will be completed next month.
The furnished Genova model includes 3,892 square feet under air and an outdoor living area measuring 1,058 square feet. Priced at $3,084,000 furnished, the Genova model offers a modern interior that reflects a world travel style with art, fabrics, rugs, and accessories with global influences. Priced at $2,390,000 furnished, the 3,299 square feet under air Monaco model showcases a coastal beach style interior with a casually elegant feeling. The Santorini model that will debut next month is priced at $2,984,000 furnished. An island modern design style will pay homage to Santorini’s stature as Greece’s most beautiful island.
Ruta also created the award-winning interior for Seagate’s Captiva model at Hill Tide Estates, a 9.98-acre gated enclave located on the southern tip of Boca Grande. A sales contract for the stunning model is pending. The three-level Captiva includes 4,865 square feet under air with 11,184 square feet under roof. Ruta’s design conveys a coastal feeling. Beige walls, blue and turquoise accents, and light oak flooring provide a connection to the community’s beachfront setting. In addition to the Captiva model, Theory Design’s Senior Interior Designer Paula Myette is finalizing the interior design for Seagate’s furnished Bal Harbour model that is under construction at Hill Tide Estates. Priced at $7,250,000 with furnishings, the three-level Bal Harbour model includes 5,198 square feet under air on two living levels. Paula’s design for the Bal Harbour model will convey a relaxing coastal rustic modern style. A third model, the Beacon, is poised to begin construction and will also feature an interior by Theory Design. Priced at $6,500,000 furnished, the three level Beacon model features 4,792 square feet under air on the two living levels and two garages and massive storage areas measuring 3,858 square feet on the ground level.
Theory Design also created the interiors for five Seagate models in the Isola Bella neighborhood at Talis Park. Isola Bella is an exclusive 4.5-acre enclave being developed by Seagate. Two of the models, the Sonoma and the Monterey, have been completed and sold. The previously sold Sonoma model was named recipient of CBIA’s 2020 Sand Dollar Awards in the Product Design of the Year – Single Family Homes $3,000,001 – $4,000,000 and Best Outdoor Living Area $3,000,001 – $4,000,000 categories. Two new models are under construction. Priced at $4,350,000 furnished, the two-story, 4,577 square feet under air Monterey II model will present a coastal modern interior design style with intentional industrial elements throughout the home. Paradise Island wood flooring in a Bali tone will be set on the diagonal and run throughout the first floor living area. Priced at $4,650,000 with furnishings, the two-story 5,582 square feet under air Revana model will feature a clean-lined California Coastal Modern interior design style with a neutral color pallet, white oak wide plank flooring, and textural furnishings and design accessories. The look will convey a sense of livable luxury. The model’s spa-like ambiance will be established by an exterior water feature at the front of the home. Plans for a new Sonoma model are in development.
Theory Design also created the interior for Seagate’s new two-story, 13,000 square-foot office building at 9921 Interstate Commerce Drive in Fort Myers. The building also serves as the corporate headquarters of Theory Design. For additional information, visit TheoryDesign.com.
