Fort Myers   Seagate Development Group’s furnished Captiva model at Hill Tide Estates is open for viewing and purchase.  The stunning model showcases an interior created by Theory Design’s Vice President of Design Ruta Menaghlazi.  Hill Tide Estates is a 9.98-acre gated enclave is located on the southern tip of Boca Grande.  Theory Design has also completed the re-designed interior of a Showroom it shares with Seagate Development Group in the heart of downtown Boca Grande’s heralded Historic District at 411 Park Avenue, Suite 1.  The Showroom is now open and features new selections, including a beautiful sectional sofa finished with white fabric, lounge chairs with light wooden frames and white fabric, a soft grey leather ottoman that serves as a coffee table, white leather stools that feature a light tan accent band, and other new selections are available for purchase.  The re-design also included the introduction of new art pieces and color themes that feature key lime green and indigo accents.

The elements included in the re-design offer a perfect compliment to the Showroom’s industrial look that conveys a coastal rustic modern flare.  The style features open-rafter, wood beam ceilings, concrete floors, and a collection of orb-like lighting fixtures suspended from the rafters.  A comfortable lounge area offers a place for clients and Theory Design’s personnel to collaborate on future interior design projects.  Theory Design’s services include custom designs for new construction and remodeling clients.

The three-level Captiva model is priced at $5,995,000 furnished and includes 4,865 square feet under air with 11,184 square feet under roof.  The ground level features two garages and a lower foyer.  The first living level includes a great room, island kitchen, and dining area that open to the lanai, a study, and the master suite.  The master bath features separate vanities, a free-standing tub, and a walk-in shower.  The second level presents three guest ensuites and a bonus room with a wet bar.  In addition to a pool and spa, the outdoor living area includes a pool bath, outdoor kitchen, and an outdoor dining area.  Ruta’s interior design conveys a coastal feeling.  Beige walls, blue and turquoise accents, and light oak flooring provide a connection to the community’s beachfront setting.

The Captiva’s lower foyer’s open ceiling soars to the top of the second living level.  A staircase leads to the great room where sliders open to the pool deck and outdoor living area.  The great room’s ceiling features beam details with tongue and groove trim.  The feature wall showcases a media console and a television flanked by art selections.  Furnishings include a sectional sofa, a console in white and medium wood tones, a cocktail table, a wicker end table, and wicker side chairs.

The kitchen’s island’s grey finish plays against a quartzite counter.  Barstools with tweed fabric and pendant lights provide a gathering place.  The white perimeter cabinetry features upper cabinets with glass door fronts and windows at the back.  A gas Wolf range features a grey wooden hood.  Other appliances include a stainless-steel SubZero refrigerator/freezer, a Wolf microwave drawer, and two Asko dishwashers.  A walk-in pantry features a SubZero icemaker, Whirlpool refrigerator, and a washer and dryer.

A dining table with rattan chairs seats eight in the dining area.  A door opens to the outdoor living area and pool deck.  The outdoor kitchen features a gas grill, undercounter refrigerator, Nature Kast cabinetry, and granite countertops.  A gas fireplace with a floor to ceiling stone wall is adjacent to the grill.  A sectional sofa provides seating at the fireplace.  A dining table features a greyish finish to match dining chairs with cream cushions.  In the study, double doors open to a covered deck.  The space features an angled tongue and groove ceiling with a white finish.  Furnishings include a white hickory desk, a console table, a sofa and side table, side chairs, and artwork.

The master bedroom is finished in beige and white.  The bed features a beige upholstered headboard with flanking tan nightstands.  A morning bar with a grey base cabinet, quartzite countertop, and a SubZero undercounter refrigerator is in a hallway leading to the master bath that features stone flooring and grey-toned cabinetry with quartzite counters.

The second living level’s bonus room opens to a covered deck and features a wet bar.  A furniture piece graces the wall on the opposite side of the room.  Other furnishings include a beige sofa, side tables, a cocktail table, and side chairs.

Priced at $7,250,000 with furnishings, the three-level Bal Harbour model includes 5,198 square feet under air on two living levels.  A ground level entry and a front porch are flanked by oversized garages.  The ground level also includes storage spaces.  A ground level foyer provides access to an elevator and a staircase that lead to the living levels.  The first level will showcase a spacious great room, an island kitchen, dining area, study, and a second master suite.  The entire living area, including the study and second master suite, open to a deck with a pool and spa, and to an outdoor living area with conversation and dining areas, an outdoor kitchen, and a pool bath.  The second living level features a bonus room with a wet bar, the master suite, and two VIP guest suites.  The bonus room, master suite, and one of the VIP guest suites open to a deck overlooking the Gulf.

Paula’s design for the Bal Harbour model will convey a relaxing coastal rustic modern style.  The “at the beach” motif will be established by the home’s striking standing seam metal roof, Hardy-Board siding, and white shutters and railings.  Inside, linen, white, and soft grey wall tones will be contrasted by grey, navy blue, and pear green accents.  The palette will play against wire brushed white oak hardwood flooring and weathered finishes.  The staircase will feature horizontal iron railings, white risers, and oak hardwood treads.  Nickel gap and shiplap trim and rustic wood beam ceiling details will appear in select areas of the home.  The cabinetry in the kitchen and baths will be white wood in combination with leathered counter surfaces.  The outdoor living area will provide a relaxing retreat, complete with an infinity edge pool with a spa and sun shelves.
